How Estate & Home Oversight Works
This is not house-sitting, pet-sitting, or handyman work. It’s quiet, professional oversight for people who want a single trusted point of contact in Arizona — whether you live here full time, split your year between homes, or visit seasonally. Every visit follows a structured checklist so nothing is left to chance.
During a typical visit
- Full exterior walkaround to look for signs of storm damage, vandalism, forced entry, or obvious maintenance issues.
- Interior walkthrough to check doors and windows, look for leaks, unusual odors, pests, and visible water or HVAC issues.
- Verify thermostat settings, basic appliance status (refrigerator/freezer lights on, no beeping panels), and key systems at a visual level.
- Collect mail and visible packages and place them in your designated secure location inside the home.
- Document findings with notes and photos so you have a clear, time-stamped record of each visit.
To protect the experience, we keep the scope focused
- No pet sitting, overnight house sitting, or live-in services.
- No landscaping, pool work, repairs, or cleaning performed directly by us.
- No key-sharing with third parties without your explicit permission.
- No on-the-fly vendor selection without your approval — you stay in control of who services your home.
We coordinate, oversee, and report. Your existing vendors (or preferred vendors) handle the work itself. You receive clear communication, no hidden markups, and transparent expectations from the start — a calmer way to own a home from a distance.

Highlights of each visit
- Exterior visual scan: doors, windows, garage, gates, visible roofline, and yard for obvious issues.

- Optional photos and a brief written report so you can see exactly what we see from wherever you are.
Oversight can be weekly, twice per month, or once per month depending on how often you’re gone and how much peace of mind you want.
Service is focused on visual inspections and coordination. If an issue is discovered, we can coordinate with your preferred vendors or help you source options, but all repair and maintenance work is handled and billed separately and directly by those vendors — never marked up through us.

Pricing includes one standard checklist visit per interval with notes and optional photos. Larger footprints, extensive grounds, detached casitas, or complex systems may require a custom quote or estate retainer. Travel beyond a reasonable mileage radius from Gilbert may include a modest distance surcharge. All pricing is quoted up front so you know exactly what to expect before service begins.

On-demand visits follow the same visual checklist as regular visits, with an emphasis on the area of concern (storms, deliveries, HOA notices, etc.). Pricing may vary for late-night or urgent requests, but all rates are quoted and agreed to before any visit is confirmed.
Vendor & Project Oversight
We’re there to unlock, stay on-site, and lock up once your service providers are finished — so you never have to hand a key to a stranger or hop a last-minute flight back.

Vendor oversight is limited to access, presence, and basic walk-through observations. We do not perform repairs or maintenance ourselves, and we do not mark up vendor invoices — you pay your service providers directly, and our time is billed separately at the agreed-upon rate.
Larger Estates & Custom Retainers
Some properties simply ask for a different level of attention — multiple structures, extensive grounds, higher-end finishes, or ongoing projects with several vendors involved. For these homes, we build a dedicated estate oversight retainer so you know exactly what is covered each month.
Most estate retainers begin around $495 per month, with final pricing based on visit frequency, footprint, vendor activity, and any additional time on-site. Everything is scoped and agreed to in writing before service begins.
You’ll receive a written summary of what’s included, how often visits occur, and your total monthly rate — no surprises, no vague “we’ll see” language, just calm, consistent oversight while you’re here or away.
